Texas REALTORS® updated two forms in response to feedback from members and changes in the law. These updates will be in place before changes in the law go into effect on Sept 1, 2025.
General Information and Notice to Consumers (TXR 1506)
- The title changed, and “Consumers” now replaces “Buyers and Sellers” to reflect a broader application for form usage. Members can now use the form with buyers, sellers, landlords, and tenants to notify consumers of relevant issues and changes in the law that may affect them.
- The Brokers paragraph adds “tenant” and “landlord” in the parenthetical description of the possible parties the broker may represent in a real estate transaction.
- A clarification has been made in the Compensation description to state “certain” buyer’s expenses may be paid by the seller or listing broker.
- A paragraph has been added to address “Concrete Issues (Alkali-Silica Reaction)” or “Concrete Cancer” that has become more common throughout the state in recent years.
- In response to the passage of SB 17, new paragraph Foreign Buyers and Renters has been added to make buyers and renters aware of changes in state law that may affect them. These changes can be found in Texas Property Code Chapter 5, Subchapter H. For more information about SB 17 please see this article.
- Following a recommendation from the forms task force, the language in the Survey information has been clarified to state that a survey “may” identify the location of boundaries, major improvements, fence lines, drives, encroachments, easements, and other items on the property, but not all surveys will.
- In response to another recommendation from the forms task force, blanks have been added for recipients to acknowledge receipt on each page.
- A few other nonsubstantive or grammatical changes have been made to improve flow and clarity.
Addendum Regarding Rental Flood Disclosure (TXR 2015)
- The notice at the top of the form that stated it was ‘to be used for all residential leases, including temporary residential leases” was removed. This notice is no longer applicable because of the passage of SB 2349.

Or maybe I should ask, why are we mentioning these topics before the forms are ready?
Shouldn’t we get an explanation of the Law before we start using the word “mandatory”?

Hallelujah !!!! That rental flood disclosure required for temporary residential leases was probably the worse change I’ve seen in 24 years of real estate. THANK YOU, for removing the rental flood disclosure requirement from temporary residential leases.

If they improve flow and clarity, how are they non-substantive?
Instead of simplifying the process, more and more forms are being added, some of them replicate what’s already made clear in others.
